1. Membership & Portal Access

South Baridhara Society is a residential community where membership is open to property owners within the society boundaries. The following guidelines apply:

• Property Owner Membership: Membership is available to individuals or entities who legally own property (land, house, apartment, commercial space) within South Baridhara Society. Property owners are encouraged to register on this portal to manage their society-related activities.
• Owner-Only Membership: Only the legal property owner can become a member. Tenants, flat renters, or occupants who do not hold legal ownership of the property are not eligible for society membership or portal access in their own name.
• Authorized Access: Property owners may authorize family members or tenants to access specific portal features on their behalf, subject to society rules and regulations.
• Account Responsibility: Members are responsible for maintaining the confidentiality of their login credentials and all activities under their account.

2. Terms of Use

Your use of the portal is subject to the following terms:

• The portal is for legitimate society management purposes only: viewing property details, paying maintenance charges, accessing announcements, and communicating with management.
• You may not use the portal for any unlawful purpose or in any way that could damage, disable, or impair the portal.
• You agree not to attempt to gain unauthorized access to any portion of the portal, other members' accounts, or systems connected to the portal.
• You are solely responsible for all activities that occur under your account.
• The society reserves the right to suspend or restrict your portal access for non-payment of dues or violation of society rules.
• Providing false property or ownership information is a violation of society bylaws and may result in legal action.

3. Disclaimer

The information provided on this portal is for society management purposes. While we strive to keep property records, payment data, and announcements accurate and up to date, we make no representations or warranties of any kind, express or implied, about the completeness, accuracy, reliability, or availability of the portal or its content.

The society is not liable for any indirect or consequential loss or damage arising from the use of this portal, including temporary unavailability due to maintenance or technical issues. Members should verify critical information with the society office.

4. Monthly Maintenance Charges

As a member of South Baridhara Society, you are expected to pay monthly maintenance charges as per society rules and regulations. The following terms apply:

• Member Obligation: Monthly maintenance charges are part of your membership commitment. Timely payment helps maintain the society's shared facilities and services for everyone's benefit.
• Property-Based Fees: Charges are calculated based on property type (residential, commercial), size, and category as determined by the Executive Committee.
• Non-Refundable: Monthly maintenance charges are non-refundable under any circumstances. Once paid, charges cannot be refunded, transferred to another property, or adjusted.
• Payment Due Date: Payments are due by the 10th of each month. Late payments may incur penalties as per society rules.
• Payment Methods: Payments can be made through the portal (online banking, cards, mobile banking), bank transfer, or at the society office.
• Charge Revisions: The Executive Committee reserves the right to revise monthly charges with prior written notice to all members (minimum 30 days).
• Advance Payments: Members may pay charges in advance. Advance payments are adjusted against future months only.
• Outstanding Dues: Members with outstanding dues may face restrictions on portal access and society facilities until dues are cleared.
• Owner Responsibility: The property owner is responsible for monthly charges regardless of occupancy status (vacant, rented, or self-occupied).

5. General Conditions of Society Membership

The following general conditions govern the relationship between the Society and its members:

• The Society operates as a non-profit organization for the collective benefit of all property owners.
• All decisions regarding society management, maintenance, development, and charges are made by the elected Executive Committee per society bylaws.
• Members are expected to abide by the society's bylaws, rules, regulations, and decisions of the Executive Committee.
• The Society is not responsible for disputes between individual members/tenants; however, the Executive Committee may mediate per bylaws.
• Common facilities (roads, parks, mosque, school, playground, walkways, security) are for the use of all members and authorized residents per society rules.
• Property transfers/sales require formal notification to the society office. The new owner assumes all obligations from the transfer date.
• The Society reserves the right to amend these conditions with proper notice (minimum 30 days) to all members.
• Members have the right to attend General Meetings, vote in elections, and raise concerns through proper channels.

6. Legal Notes

• Governing Rules: These Terms shall be governed by and construed in accordance with the society's bylaws, rules, and regulations, and applicable laws of Bangladesh.
• Jurisdiction: Any disputes arising from these Terms or society membership shall be subject to the jurisdiction of the courts in Dhaka, Bangladesh.
• Society Bylaws Prevail: In case of any conflict between these Terms and the Society's registered bylaws, the bylaws shall prevail.
• Severability: If any provision is found unenforceable, it shall be limited or eliminated to the minimum extent necessary so that the remaining Terms remain in full force.
• Waiver: Failure to enforce any right or provision shall not be considered a waiver of those rights.
• Entire Agreement: These Terms, together with the Society Bylaws, constitute the entire agreement regarding portal use and membership obligations.
